The Future plans for the Iron Room (or Church Room)

Dear West Down Resident,

I write to you on behalf of the PCC Church of St Calixtus, West Down in respect of planning approval 42456 for the redevelopment of the Iron Room located in the centre of the village. I have been appointed by the PCC as the Project Manager for project and the purpose of this letter is to give you further information about what is going to happen.

The redevelopment will take place in three stages.
• The first stage is to knock down the existing building, make good the site and put in footings and utility connections for the new building. We have enough money to start this stage as soon as we engage a builder. A Notice about this is appearing in the North Devon Journal on 1st October. During this stage we will be finalising Building Regulation approvals.
• The second stage will be the erection of the new building including the roof and windows. This will leave the structure secure and weather proof for as long as it takes us to raise the money for the final stage. The start of this stage will depend available funding.
• The third and final stage will be the fitting out of the disabled toilet, kitchen and other equipment.

Residents who will be mostly affected by the redevelopment will be receiving detailed and more up to date information as it becomes available. This will include the school, utilities and businesses using Stang Lane on a regular basis. Please spread the word around about the project just in case I miss someone, as we want to keep disruption to a minimum.

The project will be overseen by a Steering Group which will meet as and when necessary – possibly every other month during the redevelopment. If you wish to attend the Steering Group then please let me have your contact details and you will be included on the mailing list (email is preferable). A Project Board will be meeting on a more frequent basis to make the key decisions like the selection of contractors, etc.

We are also seeking your input to a document which is entitled “The History of the Iron Room”. If you have any information about the Iron Room or you know someone who does then please:
• Write down the information and post or drop it in to Bay Tree House;
• Email it to me at the above address;
• Provide me with the contact details of the person(s) concerned so that I may make contact with them direct;
• Let me have any old pictures that you have of the Iron Room especially those showing how it was used and who it was used by;
• Provide me with any useful links to Websites or books/articles so that I can research its history further.

There are at least two further ways that you can help out with the redevelopment. We have an Iron Room project fund for which we would welcome further donations. We are arranging a number of fund-raising activities and your involvement in these would be very much appreciated.

Also, some of the work that we need to carry out (especially during Stage Three) could be done by volunteers who have appropriate skills and/or materials or just want to give of their time to assist others. If you think you fit in to this category then please register your interest with me.
